Key Features

Private Backyards Our lovely lots feature several options for private and scenic backyards.

  • South Perimeter: Sheila’s Branch stream borders the southern property, connecting the Western bond to Ingrams Pond in the East. The 30 lots along this course border land owned by the state conservation district, which cannot be developed.
  • East Perimeter: the 17 Eastern lots border Long Drain, a stream that also runs into Ingrams Pond.  Beyond the stream are over 200 acres owned by Indian River School, which are restricted for school-use only.

Wooded Lots:  Remaining lots face a wooded buffer or park for peaceful seclusion.

Parks: Charming parks and benches line the picturesque stream.

Pine Tree Park has plenty of room for a full-size athletic field to enjoy soccer, football, and other sports. A pavilion on the point next to Ingrams Pond is planned for special events and BBQs.

Nature Path: Two tranquil nature trails extend through the property, with the larger trail measuring just under one mile through a forested, open space. Four mulched entrances provide easy and comfortable access to the trails.

Grade: Beautiful contours and hills shape our land’s uniquely high ground, which is perfect for accommodating full basements.

Side No and Rear Cut Zones: No cut zones and clearing restrictions reduce the impact on the forest and provide privacy

Easy Access: located on Lake View Road (RD 412), which connects to RT 20 to 113 or RT 24 to RT 113, and is just a few minutes from the Town of Millsboro.
